Located in Passaic County New Jersey, West Milford is a rather large township with a population of just over 25,850 as per the 2010 census. The town was predominantly a Dutch settlement before it became a municipality in 1837. The town has since been growing and now is one of the most attractive destinations in the Passaic County area.
West Milford has a large white population who make up 95% of the total population. 1.23% are African American with a tiny 0.60% making up Native American. There are 7,186 families 67.3% of which are married couples. The town also has the large population (39.9%) of children under the age of 18 years. Most of the city’s population is of upper middle class with a median income of about $74,124 making it one of the wealthiest neighborhoods not only in New Jersey but also in the United States.
West Milford enjoys a booming real estate with house sales being at very impressive levels compared to its peers in the county. There was a significant increase in home sales over the past year, 2015 in particular performed better than 2014.
Since the depression of 2008 many areas are still struggling to return to stability particularly in their real estate market. New Jersey, in particular, was severely affected with one of the highest foreclosure rates in the country. However the country has since been on course to improvement and West Milford has been a beneficiary of this. In one only one month in December 2015, there were 27 homes that sold in the area with the average listing rising from $304,485 in 2014 to $317,280 in 2015.
West Milford has been particularly attractive due to the amenities that surround the area. There are some shopping centers like the A & P Supermarket, ShopRite supermarket and much more. There is also a Mc Donald’s restaurant right next to ShopRite.
West Milford’s real estate as stated above has been on the rise and is poised to improve over the next one year. First time home buyers, in particular, will find the place hospitable, and the prices pocket-friendly with some homes selling under $350,000.
